We replace BFT gate motors throughout Miami, and most jobs run between $650 and $1,450 installed, depending on your model and whether we’re swapping just the motor or the full operator assembly. If you call before noon, we can usually get a technician to your driveway the same day with the right BFT part on the truck. What most owners notice first is the gate struggling to open, humming without moving, or not responding to the remote at all. Sometimes it’s a slow death; sometimes it just stops cold after a rainstorm. We’re independent, by the way. We’re not affiliated with BFT, but we’ve been repairing and replacing their motors for years, and we stock the parts that Miami’s climate tends to destroy first.

Which BFT Models This Applies To
BFT makes sliding gate motors and swing (articulated) arm motors. The common lines we see in Miami are the DEIMOS, PHOBOS, IGEA, and SUB models for slides, plus the KUSTOS and LUX series for swing gates. The installation varies by model, so identifying what you have is the first step. You can usually find the model number on a metal plate or sticker on the motor housing or control board. If the tag has faded, measure the motor body length and take a photo of the control board; we can match it from that.
BFT has made some changes over the years to their control boards and limit switch layouts. A DEIMOS BT from 2016 won’t always accept the same board as a newer DEIMOS BT A40. That’s a compatibility gotcha we won’t let you buy into blindly. We use OEM BFT parts when the job calls for it; for older, discontinued boards, we carry quality aftermarket equivalents we’ve tested on Miami installs. If you’re replacing just the motor and not the board, many of the current BFT 24V motors are interchangeable within the same series, but we’ll confirm before quoting.

Signs Your BFT Gate Motor Replacement Is Failing
- The gate hums but doesn’t move. This usually means the motor is getting power but the gearbox or run capacitor has failed. It’ll keep humming until the overload trips, and then it stops completely.
- The gate opens halfway and stops or reverses. A failing limit switch or a motor that’s overheating will cause partial travel. On slide gates, this can damage the rack if it continues.
- Sluggish movement, especially after rain. Miami’s humidity can corrode motor connections and make the motor draw more current just to get the gate moving. Sluggish operation is often a motor on borrowed time.
- The remote and keypad work, but the gate doesn’t respond. If the control board is sending voltage but the motor isn’t turning, the motor itself is the likely failure point.
- It tripped the breaker more than once. A gate motor that’s pulling excess current repeatedly will trip breakers before it quits for good. This is a sign the motor windings are degrading.

AfterReplacement Cost & What’s Included
For a typical Miami residential slide gate, a complete BFT motor and control unit replacement runs roughly $900 to $1,250 installed, including parts and labor. A swing gate motor swap is usually $650 to $1,100 depending on whether we replace one arm or both. The spread depends on whether it’s just the motor or the motor plus a new board, and whether there’s any work needed on the gate itself, like a binding hinge or a bent track.
We give you one written price before any work starts. That includes the BFT motor, all necessary hardware, wiring connections, programming, and a full test cycle. No surprise line items at the end. Every replacement is covered under our 365-Day Done Right Promise. If the new motor fails within a year, we come back and make it right at no charge for the return visit. That’s the guarantee, in writing, on every job.
DIY or Call Us?
You can safely diagnose a few things yourself without opening the motor housing. Check that the gate isn’t physically obstructed, that the power switch and any emergency release are in the correct position, and that the breaker hasn’t tripped. If the gate is in manual release mode, it won’t move on its own and that’s a five-second fix. Beyond those basics, BFT motors run on 24V but still connect to live 110V/220V input at the board. Opening the housing and testing live wires is where DIY goes wrong. We’ve seen melted control boards and fried new motors because a homeowner mis-wired a replacement. If the motor is humming, hot, or tripping a breaker, leave it alone and call us at (850) 495-7564. Know what’s broken before we touch it. Fix it once.
FAQs
A BFT gate motor in Miami lasts between five and ten years on average. Salt air near the coast, humidity, and daily use in neighborhoods like Coral Gables or Pinecrest shorten that lifespan compared to drier climates. Regular cleaning of the motor terminals and keeping the housing sealed helps extend it.
Sometimes yes. A bad run capacitor or a worn gear assembly can be swapped without replacing the whole motor. If the motor windings are burned out or water has corroded the internal components, replacement is the better long-term fix. We’ll tell you which one applies before quoting anything.
Most BFT gate motor replacements in Miami take between two and four hours on site. That covers removing the old motor, installing the new one, rewiring the board, setting the limits, and testing full open and close cycles. If gate hardware needs adjustment, it may add an hour.
We keep the most common BFT motors and control boards on our trucks, including DEIMOS and KUSTOS series parts. If you have an unusual model or an older board, we can have the exact part within a few business days. Call (850) 495-7564 and we’ll check our current stock for your model. Estimates are always free.
