We stock BFT-compatible hinge and roller kits on our trucks, and we can usually replace a failed set the same day we arrive at your Miami property. Installed pricing typically runs $225 to $410 per gate leaf, depending on the BFT model and whether we’re swapping just the rollers or the full hinge-and-roller assembly. Most Miami owners discover the problem the same way: the gate starts dragging on one side, makes a grinding sound when it moves, or refuses to close the last two inches until you shove it by hand. That sag you’re seeing isn’t a motor problem. It’s almost always a worn hinge or a seized roller bearing.

Here’s what a failed BFT hinge sounds like before it fails completely: a metal-on-metal scrape that gets sharper each week, then a pop when the bearing finally gives out. We’ve pulled apart BFT Maxima and Demos units where the roller had worn down to the axle. The motor keeps pushing against a gate that can’t glide anymore, and that’s when the gearbox starts taking damage it shouldn’t.
Which BFT Models This Applies To
This replacement work covers the BFT sliding and bi-folding gate lines most common in Miami’s gated communities and warehouse access points. The main ones we see are the BFT Demos (the smaller single-leaf slider), the BFT Maxima Ultra (heavy-duty commercial and tall residential gates), and the BFT Bore series. The hinge geometry differs between them: Demos hinges have a tighter bolt spread than the Maxima, and a Demos roller will not seat correctly on a Maxima track. We check the gate’s data plate before quoting, not after.
If you’re ordering a part yourself, look for the model plate on the gate frame or inside the motor housing. The number you need is the gate model, not the motor model. BFT puts both on the plate, and mixing them up is the single most common ordering mistake we see. For OEM, the BFT part number usually starts with D74 for hinges and R40 for rollers on the Demos line; Maxima numbers differ. We carry OEM BFT parts and a short list of aftermarket equivalents we’ve tested in South Florida conditions. The honest difference: aftermarket saves maybe 15 to 20 percent, but the bearing seals on OEM parts hold up better against Miami’s salt air and afternoon thunderstorms. We’ll quote both and tell you which we’d put on our own gate.

Signs Your BFT Hinge & Roller Replacement Is Failing
- The gate sags on one side. When the top hinge wears, the gate leaf drops a quarter inch or more. You’ll see the gap at the top of the gate grow wider on the hinge side than the latch side. The cause is a worn hinge pin or an elongated bolt hole, and it only gets worse the longer the motor drags the gate back and forth.
- A grinding or squealing noise while the gate moves. Roller bearings are sealed, but the seal fails eventually. Once moisture gets inside, the bearing rusts and the wheel stops rolling. It skids along the track instead. That’s the grinding sound, and it tells us the roller wheel is already flat-spotted.
- The gate shudders or jerks as it travels. A flat-spotted roller doesn’t glide; it catches and releases on every rotation. You’ll feel it as a rhythmic stutter, especially heavy on longer runs. The motor compensates, drawing more current than it should and shortening its own life.
- The motor trips its limit or reverses mid-cycle. When hinge drag increases, the control board senses the extra resistance and sometimes reverses the gate as if it hit something. Owners replace the control board thinking it’s electrical. Most of the time the board is fine; the gate simply can’t move freely.
- You can lift the gate and feel free play. Stand at the hinge side and lift. A properly seated BFT hinge has almost no vertical movement. If you feel a click or a half inch of lift, the hinge bushing is gone. On a Demos, that means the whole hinge assembly needs replacing, not greasing.
Replacement Cost & What’s Included
In Miami, expect to pay $225 to $410 per gate leaf for BFT hinge and roller replacement, installed. A roller-only swap on a Demos runs at the low end. A full hinge-and-roller assembly with new mounting hardware on a Maxima runs at the high end. The range accounts for whether the gate is single or double leaf, whether we need to lift and re-square the gate, and whether the track is damaged enough to need alignment work while we’re there.
Every quote is a written, line-item price given before any work starts. You’ll see the part cost separated from the labor, and you’ll approve the number before a tool touches your gate. The work carries our 365-Day Done Right Promise: if the replacement isn’t right, we come back and fix it free. We’ve spent nearly two decades learning that a gate either rolls clean or it doesn’t. There’s no in-between to bill for later.

What you can safely check: lift the gate to feel for play, sight down the track for flat spots on the roller wheels, and note which hinge has the biggest gap. What you should not do: unbolt a loaded gate hinge. A Demos leaf weighs 200 to 400 pounds. A Maxima can weigh 700 or more. The bottom hinge carries most of that load, and when it releases, the gate drops fast. We’ve seen shop jacks punch through paver driveways in Coral Gables when the gate shifted mid-repair. That’s the kind of memory that keeps us respectful around hinges.
If the roller has seized and the gate won’t move at all, leave it closed and call (850) 495-7564. We’ll get a tech out, confirm what failed, and hand you a written price before anything gets unbolted. Free estimates, and we answer the phone with a live person day or night.
FAQs
Most BFT hinges and rollers last 5 to 8 years in Miami’s climate, but salt air from Biscayne Bay can cut that to 3 to 5 years for properties within a mile of the water. The bearing seals go first, then the bearings rust, then the wheel flat-spots. We recommend an inspection every two years if your gate operates daily.
Rarely. Once a hinge pin or bushing wears, the hole it rides in has already elongated, and putting a new pin in an egged-out hole gives you a month of quiet, then the same sag. We’ll show you the wear before we recommend replacement. For rollers, if the wheel still spins and the seal is intact, we can repack the bearing; if it’s seized or flat-spotted, the roller gets replaced.
Most single-leaf BFT hinge and roller replacements take 2 to 3 hours on site. Double-leaf gates run 4 to 5 hours. We carry BFT hinges, rollers, mounting hardware, and shims on the truck, so there’s no wait on parts for the common Demos and Maxima models.
Yes. We keep OEM and tested aftermarket BFT hinge and roller kits on our service vehicles for the Demos, Maxima, and Bore lines. For the less common BFT models, we can usually source the part from our Miami-area supplier within one business day. Call (850) 495-7564 and we’ll check the truck before you hang up.
